Meet Joe Villalva—and discover what to expect from a weekly look at the
people, places, real estate, and stories of Southern Colorado.
Hello, and welcome to Joe Around Town with Joe Villalva.
As I prepare to launch this new blog, it seemed appropriate that the first story should be an introduction—not only to the blog, but also to the person behind it.
For those who do not already know me, I am Joe Villalva, a full-time REALTOR® with RE/MAX Associates in Pueblo. I have held my Colorado real estate license since 2014 and have been involved in approximately 400 to 500 real estate transactions during that time.
Real estate, however, is only one part of my background and only one part of what I hope to share through Joe Around Town.
A career built around people
Throughout my career, much of my work has involved helping people make important decisions.
Before becoming a REALTOR®, I owned and managed a property management company. That experience gave me a practical understanding of rental properties, maintenance, landlord and tenant concerns, operating expenses, and the everyday realities of owning real estate.
I also worked as an insurance agent from approximately 2003 to 2012. That experience helped me develop a broader understanding of homes, property risks, insurance coverage, replacement costs, and the ways a property’s age, condition, construction, location, and features can affect its insurability and the cost of ownership.
Insurance and real estate are closely connected. A home may look attractive on the surface, but buyers and property owners also need to consider the roof, electrical system, plumbing, heating and cooling systems, prior claims, potential hazards, and other factors that may affect insurance availability or cost. My insurance background has helped me recognize those concerns and better understand the property-related questions buyers, sellers, landlords, and homeowners often face.
I also previously worked as a sales manager, where part of my responsibility involved coaching and developing salespeople. That taught me the importance of listening carefully, communicating clearly, and helping people find solutions rather than simply trying to sell them something.
Those experiences have carried directly into my real estate career.
Every transaction is different. Some are exciting and straightforward. Others involve difficult negotiations, unusual property conditions, financing complications, inspections, title concerns, environmental questions, insurance concerns, or major life changes. Over the years, I have learned that experience matters, but so do patience, honesty, and the willingness to keep asking questions until the facts are clear.
I do not believe people need exaggerated promises or sales pressure. They need accurate information, practical advice, and someone who will tell them the truth—even when the answer is not necessarily the answer they hoped to hear.
That is the same approach I plan to bring to this blog.
Why Pueblo and Southern Colorado?
Pueblo and the surrounding communities have a great deal to offer, but many of the best stories are easy to overlook.
We have long-established businesses, interesting neighborhoods, historic buildings, community organizations, locally owned restaurants, volunteers, entrepreneurs, civic leaders, and ordinary people doing extraordinary things.
There is always something happening around town, but it does not always receive the attention it deserves.
Smoke from the Aspen Acres Fire appeared to mix with afternoon clouds over the RE/MAX Associates office in Pueblo—a timely example of the local stories that affect our community.
Through this blog, I hope to visit local places, meet interesting people, learn more about their stories, and share what I discover with you.
Some weeks, that may mean highlighting a locally owned business. Other weeks, I may visit a nonprofit organization, attend a community event, explore a Pueblo neighborhood, interview someone with an interesting background, or explain an issue affecting local property owners.
I also plan to provide regular updates on the real estate markets in both Pueblo and Colorado Springs. These updates may include home prices, inventory, interest-rate conditions, buyer and seller activity, days on market, and other trends that can help people better understand what is happening in our regional housing markets.
You may see me—and the Joe Villalva RE/MAX truck—somewhere around Pueblo, Pueblo West, Colorado Springs, and Southern Colorado.
The subject matter will vary, but the focus will remain local and relevant to the people who live, work, invest, and own property in Southern Colorado.
My connection to the community
Community has always been an important part of both my personal and professional life.
As a REALTOR®, former property manager, insurance agent, business owner, and sales manager, I have had the opportunity to work with people from many different backgrounds and through many different stages of life.
I have helped first-time buyers, longtime homeowners, investors, landlords, tenants, business owners, and families facing major transitions. Those experiences have given me a broad view of the community and a deep appreciation for the people who make Pueblo and Southern Colorado what they are.
This blog is not intended to be only about me, and it is not intended to be a weekly real estate advertisement. My goal is to create something useful, positive, and interesting for people who live in Pueblo, Pueblo West, Colorado Springs, and throughout Southern Colorado.
Real estate will be an important part of the conversation because it is my profession and an area in which I have considerable experience. I will discuss housing trends, neighborhoods, commercial properties, land, property ownership, insurance considerations, and other local real estate topics.
But the larger purpose is to tell the stories of the community.
What you can expect
Each week, I plan to publish a new Joe Around Town story.
Some articles may be written features. Others may include photographs, short videos, interviews, or behind-the-scenes visits. Over time, I hope the blog becomes a place where readers can discover something new about the people and places around them.

I am not interested in manufacturing controversy, promoting rumors, or presenting opinions as facts. When a subject is complicated, I will try to explain it fairly. When information is uncertain, I will say so. When different sides of an issue deserve to be heard, I will make an effort to represent them accurately.
Help me find the next story
Although I already have several ideas, I know that many of the best stories will come from readers.
Perhaps you know a business that has quietly served Pueblo for decades. Maybe there is a volunteer, teacher, first responder, veteran, entrepreneur, artist, coach, or community leader who deserves recognition.
You may know the history behind an unusual building, a local tradition, or a place many people drive past without knowing its story.
I would enjoy hearing those ideas.
Joe Around Town will work best when it becomes a conversation with the community—not simply a collection of articles written from behind a desk.
